Had a great time in this cozy spot. The staff was warm-hearted and always helpful & attentive. Their breakfast was the best we've had. Location was perfect, quick stroll to the city center. The rooms were clean and well-kept, had all the essentials. Lovely gardens to stroll in if you're having a quick break. a happy, welcoming experience.
We noticed that some of the areas of the guesthouse could do with maintenance - bathroom was a bit outdated & small. Some parts were cramped but that can be forgiven since it was an affordable stay.

We were greeted very warmly by the owners and the facilites in the room were excellent, particularily the en-suite which was brand new! Excellent choice of food at breakfast and the lounge areas are comfortable and inviting. An added bonus is that there is free parking outside the hotel. An ideal location for either the bustling centre of Blackpool or the quieter areas of Bispham and Cleveleys.

The owners were extremely friendly, going out of their way to make us feel at home, and were very helpful with any queries that we had. The hotel was clean throughout, and the the food was good simple home cooked food. We had not booked for evening meal but we were allowed to book each day if we wanted to for that evening. The position of the hotel was outside the main town but was on several bus routes, and with a cheap day pass we were able to travel anywhere that we could not walk to, meaning we didn't have to use the car. We look forward to returning to see the lights later in the year.
Our daughter has mobility problems, and the hotel is not geared up for disabled people as there are steps into the hotel and steps to all the bedrooms. This did not cause us any problems but anybody in a wheelchair would not be able to use it.

The location of the hotel is perfect, being near the promenade and still close enough to walk or get a taxi to the main attractions. There is even a great pub just a mile up the road, providing convenience and entertainment. the rooms are clean and comfortable, with little extra touches that make the stay enjoyable. the breakfast is tasty and served by friendly staff in a pleasant dining room. the hotel also offers free wifi, which is a helpful amenity.
Some guests may find that the hotel lacks certain modern facilities, such as a swimming pool or fitness center.

clean, comfortable room. great tea tray including hot chocolate and good biscuits. Very good water pressure in shower and hot. A short walk into town. Owners provided us with a wine cooler at our request.
The hairdryer I requested was extremely old fashioned. Fan in bathroom was very loud so used the light over the mirror instead. Hotel says it guarantees parking but this is just on the streets surrounding.

Made to feel welcome from the start with complimentary tea and biscuits (a rareity these days). Shown to our rooms for inspection on arrival which incidentally were ready as soon as we arrived at approx mid-day. Rooms clean and comfortable. Handy for bus stops and tram stops. Dining room lovely as were all meals we consumed. Derek the Landlord made us feel very welcome. Charming would not hesitate in recommending this hotel to friends etc

We had a fantastic Christmas stay at this hotel. the rooms were clean and well-maintained, and the staff were friendly and attentive. the location was great, with easy access to public transport and plenty of nearby attractions. Being close to the beach and having a great view from our room was an added bonus. the breakfast was delicious, with a wide variety of options to choose from.

NIce clean, quiet hotel close to the centre of Blackpool. Breakfast was excellent and the bar/lounge was a comfortable and attractive area in which to spend time. Staff very friendly.
Hallways, stairways and my room (16) were showing signs of wear and tear and need some work to bring them up to Visit Britain 4 star standards. Still perfectly comfortable though.

I absolutely loved my stay at this hotel. From the moment I arrived, I felt right at home. The owner greeted me warmly and even helped me carry my bags to the room. The cleanliness of this place was impeccable, making me feel completely comfortable during my stay. The location was just perfect as well. Situated in a quiet residential area, it was away from the noisy "STAG AND HEN" areas of the town. Plus, it was conveniently just outside the centre of the city. The tram stop was only a two-minute walk away, which made transportation incredibly easy. the hotel facilities, including the Wi-Fi and the daily cooked breakfast, were absolutely fantastic.
Nothing not to love.

Hotel manager and wife were lovely, very helpful and friendly. Very clean and comfortable. A good base to visit the delights of Blackpool! Tasty breakfast and liked the flat screen TVs in the rooms.
It was a bit noisy at night with door rooms banging and people coming and going. However once everyone had settled down it was fine.

The hotel is in a quiet location & is very comfortable & good value for money. The staff are very friendly & have a good knowledge of the town. The breakfast was excellent & I would definitely return to the hotel again & would recommend it to others.

We loved the warm welcome we received on arrival, with the owner kindly helping us with our bags. The room was clean and comfortable, with good Wi-Fi and a nice view of Gynn Gardens. The location was great, just outside the town but with a tram stop a 2-minute walk away, making it easy to get into the center. The staff were friendly and helpful, and we enjoyed the daily cooked breakfast. a fantastic place to stay and we would definitely recommend it to friends.

After threatening to move hotels I was offered a much better room on the third floor for my remaining three nights. This was quite comfortable and the cooked breakfasts were good
I was the onlt guest the first night, yet I was put in a tiny room on the third floor. I advised the proprietor that neither the radiators nor the shower and was basin had water more than lukewarm at best. I was told it was because "my room was furthest from the boiler" I was led to believe that this was a four star hotel. The proprietor said it was a four star guest house. I would not give more than two stars (of any kind) for my first room.

Friendly staff and excellant location, quiet area around the Hotel at night. Excellant value.
The only thing was the breakfast time of 8.00 to 9.00am, an extra 1/2 hour would be good. But, this did get us up so we saw more of the area.
